X-LAM SYSTEM (or CLT – Cross Laminated Timber) - La Foca House S.r.l. since 1960

X-LAM SYSTEM (or CLT – Cross Laminated Timber)

It is the most suitable timber construction technology for buildings over 4 stories high, widely used throughout Europe for multi-storey residential, commercial, and public buildings.

How it's made

  • Load-bearing structure made of solid wood panels composed of cross-laminated layers.
  • The layers are glued or joined dry with wooden screws.
  • The thickness of the panel varies depending on structural and functional requirements.

Production process

  • X-LAM panels are manufactured in a standardized way by a few specialized companies in Europe and delivered in raw form.
  • Each panel is custom-cut in the workshop according to the architectural design for doors, windows, and technical spaces.

On site

  • Natural insulating materials (wood fiber, rock wool, etc.) are added.
  • The installation of electrical and plumbing systems is carried out on site: this may involve a risk of inaccuracy, with potential visible defects after 2–3 years.

Health and sustainability

  • The adhesives used are free from formaldehyde and toxic substances, to ensure a healthy and natural environment.
  • The entire system is designed to reduce environmental impact and maximize project sustainability.

Advantages

  • Suitable for multi-storey buildings
  • Standardized and readily available panels
  • High structural strength
  • Excellent thermal and acoustic performance
  • Low environmental impact and healthy materials

Disadvantages

  • Systems work on site → higher margin for error
  • Longer time required for installation and finishing
  • Some defects (leaks, cracks, etc.) may emerge after 2–3 years

X-LAM is a modern, solid, and sustainable solution for those who wish to build in wood on multiple levels.
It requires great attention during laying and installation to ensure a precise and long-lasting result, especially if performed by non-specialized labor.
